What would be your strongest traits?
One of my strongest traits is attention to detail. In conveyancing, small errors can lead to major delays or legal issues, so I take great care in reviewing documents and ensuring everything is accurate. I’m also highly organised, I manage multiple files at once, each with different deadlines, and keep everything on track without missing key dates. Lastly, I’m a strong communicator. I keep clients and third parties informed throughout the process, which helps reduce stress and keeps transactions moving smoothly.

What sets you apart from other conveyancing Paralegals
While most conveyancing paralegals are detail-oriented and organised, what really sets me apart is my patience and calm approach, especially under pressure. Property transactions can be stressful for clients, and I take the time to explain things clearly and reassure them throughout the process. I’ve often been told by both clients and colleagues that my calm demeanour helps keep everyone grounded, even when things get complicated. I also stay proactive and solutions-focused, which helps me manage delays or issues without letting them escalate. That combination of patience, communication, and persistence really helps me stand out.

What’s the most important part of conveyancing to ensure success?
The most important part of conveyancing to ensure success is clear and consistent communication, both with clients and all parties involved, like solicitors, agents, and lenders. Even when everything else is in place, poor communication can lead to misunderstandings, delays, or even lost transactions. I make it a priority to keep clients informed at every stage, explain legal terms in plain language, and follow up proactively with third parties to keep things moving. This not only helps prevent issues but also builds trust and confidence throughout the process.

What developments are you excited about in your territory?
What excites me most about conveyancing in Cairns right now is the combination of dynamic property growth and evolving market conditions. Cairns is consistently outperforming other regional centres, median home values are rising fast, particularly in high-demand suburbs that are seeing double-digit gains. With record-low listings and vacancy rates hovering around 0.7%, both buyers and investors are feeling the pinch, and that keeps the work fast-paced and highly rewarding.

At the same time, substantial infrastructure investment, from water security projects to road upgrades, paired with its strong tourism economy and lifestyle appeal, makes Cairns a hotbed for property activity. That means more transactions, more complexity, and more opportunity to add value through reliable, proactive conveyancing that keeps all parties confident and calm throughout the process.

What involvement do you have in your community?
I’m involved in the Cairns community through volunteering, sporting clubs and attending local events. It’s important to me to give back and stay connected outside of work, and I find it also helps me understand the needs and concerns of local clients better. Real estate is such a personal journey, so knowing the local area and being part of the community really strengthens how I approach my work.

Everything is very well laid out and easy to follow. Fiona Percival is excellent at the attention to detail and knows what she is doing. She is always organised and on top of everything that’s needed and always willing to take the time to explain things to you. I have now used BTRs (Fiona) four times and could not be happier. I would definitely recommend to others and have already done so.
