How to Prepare for a Stress-Free Settlement Day

 

Settlement day is the final step in the property buying or selling process. It is the day when the property is legally transferred from the seller to the buyer, and the purchase price is paid. Settlement day can be a stressful experience for many people, but with proper preparation, it can be a smooth and stress-free process.

 

Here are some tips to help you prepare for settlement day:

 

  1. Get organised early

One of the main causes of stress on settlement day is disorganisation. Ensure that you have all the necessary documents and paperwork in order well in advance of settlement day. This includes your mortgage documents, insurance certificates, transfer of land documents, and any other legal documents. Be sure you organise a “moving box” which will ensure you have everything on hand during and after the move. This might include things like sharpie/pens, dustpan, scissors, batteries, lightbulbs, toilet paper, spray n wipe, zip lock bags (for any screws) etc. Other important things to organise might include your removalist, packing boxes, disconnection and reconnection of utilities Book your removalist around 2-3 weeks prior to settlement

 

  1. Check the settlement statement

The settlement statement outlines all the costs associated with the property transaction, including the purchase price, taxes and legal fees. Make sure you review the statement carefully and ask your conveyancer or solicitor to explain any items you don’t understand.

 

  1. Conduct a final inspection

Before settlement day, conduct a final inspection of the property to ensure that it is in the same condition as when you agreed to purchase it. If there are any issues, notify your conveyancer or solicitor immediately.

 

  1. Arrange for the payment of the purchase price

Ensure that you have arranged for the payment of the purchase price in advance of settlement day. This includes making arrangements with your bank or financial institution to transfer the funds to the seller’s account on settlement day.

On settlement day, attend the settlement with your conveyancer or solicitor. They will guide you through the process, ensure that all the necessary paperwork is completed, and confirm that the property has been legally transferred to you.
